As new developments such as breweries, restaurants, and artist studios have eyed this neighborhood for its rich social character, and close proximity to Midtown and East Memphis via the Interstate, there is a new demand for dense housing and live/work spaces.
By elevating the main living area to the second floor, with 2 bedrooms higher still on the third, the ground level becomes 400sf of flex-space that can be used as a studio, home office, or second living space.
While these lower level volumes will be tenant specific, the conceptual design plan seeks to connect this string of office spaces as a shared storefront, where pedestrians and shoppers in the Broad Ave Arts District may continue down past this development and engage tenants on the ground level.
The units each include a rooftop terrace with panoramic views, connecting the towers of East Memphis to the Downtown skyline due West.
(update: the 2020 pandemic has created new demand for home office build-outs. The tri-level nature of Broad Avenue L/W offers the possibility of a private, home office, while not sacrificing visibility and connection the the street and parking.
